  • Do you offer financing?

    We can refer you to a lender that does. They will require a 650+ credit score and a 10%-20% down payment.

     

  • Do you allow pets?

    Yes. We understand that pets are part of the family. We welcome cats, dogs and most birds. We expect the owner the properly care for the animal, including picking up pet poop!

     

  • Can my grandchildren stay overnight?

    Yes. The age restriction applies to residents.

     

  • Can I bring my car?

    Yes. Safe, convenient parking is available to all residents.

     

  • I like to garden. Can I still enjoy this pastime?

    Yes. All residents can maintain private gardens.

     

  • Do I own the land?

    No. You own the home and lease the land. The monthly site fee is $675 and includes water, sewer, property taxes, garbage collection and common area maintenance. Depending on independent use, the utilities (propane & electric) can vary from $150-$250 per month.

     

  • Who provides propane?

    All residents are responsible for maintaining a service contract with a local vendor. We recommend Yankee Propane 201-848-0077. 

     

  • What electric company services your community?

    Jersey Central Power & Light (JCP&L) provides service to all our residents. (800-662-3115)

     

  • Do you offer yard maintenance?

    No. However, a local resident (Frank Totter) services' residents in our community for a reasonable fee. 

     

  • Do I pay sales tax?

    No. We pay the sales tax on your behlaf. It is included in the list price.

     

  • What manufacturer do you buy from?

    We buy homes from Titan Homes, a subsidiary of Champion Homes Builders. http://www.titanhomesny.com/ 

     

  • Can I get cable and high speed internet?

    Yes. Cablevision, Verizon, Direct TV and Dish are available.

     

  • Can I expand or add on to the home?

    No. The Highlands Water Protection and Planning Act makes land development very difficult in our region.

*Will be charged a 0.05% paper check processing fee  to the Manufactured home tenants who do not sign up for free automatic e-check payments by May 1, 2019. You can setup an account online to manage payments and view your ledger, or we will set it up and manage it for you.

*One household pet per home. Unless grandfathered or you have written permission from Landlord, only cats and dogs. Pets must weight 30 pounds or less.

*Call your property manager, vincent, to setup automatic free payments from your bank account. We will set it up for free. If you have internet access, you can set it up and manage your online account yourself. Call Vincent for help (973)874-0203
